Buying or selling a home near Vienna? We can do it in English.
Sonja Winter, real estate agent with Donau-Immobilien
I'm Sonja. I sell houses, flats and plots in the Marchfeld and in Vienna. Austrian contracts, taxes and the land register can feel like a lot, especially in a second language. I'll walk you through every step in English, honestly and without pressure.

A few words about me
I grew up in the Marchfeld and spent my whole career at Bank Austria, later qualifying as a financial adviser. Since 2021 I have worked only in real estate, with Donau-Immobilien. So I know how banks look at a mortgage, and what a sale really costs once tax, commission and the remaining loan are paid. We built our own house in Strasshof and still live there.
If you want to sell
- We meet at your home and I tell you honestly whether and how I would sell it, and what you should fix first.
- Once we have signed the listing agreement, I prepare a price assessment based on real sale prices in your area.
- I organise documents, the energy certificate, photos and the listing, and I only do viewings with buyers whose financing has been checked.
What it costs and which taxes apply: Selling property in Vienna and Lower Austria.
If you want to buy
- Tell me what you are looking for and I'll contact you when one of my properties fits.
- I explain the purchase offer, the contract and the extra costs before you sign anything.
- If you are not an EU or EEA citizen, there are extra rules. I'll tell you early so there are no surprises.

Frequently asked questions
Do you really speak English?
Yes. I can do the whole process with you in English: viewings, offers, negotiations and all the questions in between. The contract itself is normally written in German, more on that below.
Which areas do you cover?
Mainly the Marchfeld (Strasshof, Gänserndorf, Deutsch-Wagram and the villages around), Vienna's 2nd, 21st and 22nd districts and the surrounding area. Just ask if you are not sure.
Is the contract in English?
Usually not. Purchase contracts in Austria are normally drawn up in German by a notary or lawyer. If your German is not strong, tell the notary or lawyer early. They can arrange a translation or an interpreter, and you should only sign once you understand every point.
Who do I actually sign with?
With Donau-Immobilien dieHausberater24 GmbH & Co KG. I work as an agent for this company, and every brokerage agreement runs through it.
Most of my guides are in German. The calculators work in any language, the numbers speak for themselves.
